Core Services

24 Hour Toll-Free Number

We offer a toll-free number for clients to call in the case of an emergency. Our toll-free number will forward the emergency call to the first available property manager. Our system allows us to ring multiple property managers simultaneously, ensuring the fastest response possible. Our calls are also automatically routed to our maintenance supervisor for a fast response.

Rent Collection and Remittance

We collect the rent and deposit it into your specified account on a predetermined date each month. We offer our tenants the opportunity to pay by debit, and offer debit at the door for any disabled tenants.

Security Deposit Collection

We collect security deposits and remit them to the Office of the Rentalsman where applicable. Should the need arise for a claim against the security deposit, we take care of the appropriate paperwork.

Property Inspection Reports

When a tenant moves in or out, we conduct a property inspection report to ensure they leave the property in the same state as when they moved in. Should there be a discrepancy when filing a claim on a security deposit this paperwork is valuable.

Coordinate Repairs

We coordinate both emergency repairs and general maintenance either in house or by hiring the appropriate contractors. Larger projects and improvements can be managed, please contact us for a quote on these projects. In house maintenance is provided by Perrin’s General Contracting

Key Cutting & Control

We provide key cutting services for standard keys at $3.99 a piece (except specialty keys). All keys are kept with our staff or in a secure key box.

Lock changes

We provide a lock changing service for all standard locks. This service is provided at rate of $10 for regular dead bolts and door knobs where no modification of the door is required.

Compliance & Rentalsman

Harrity Real Estate Services complies with all Municipal, Provincial, and Federal regulations and work’s closely with city/town officials and the Office of the Rentalsman when an issue arises.

Value Added Services

Online Billing

We provide an online billing solution. You can choose to receive your monthly invoice by email, addressed mail or both. You can login at any time to view past invoices.

Property Evaluations

We offer property evaluations to determine the best use for a property, along with determining market value for rents. We also make suggestions on how you can improve your rental value as well as your resale value.

Property Management Software

We use Buildium™ property management software to keep track of our portfolios, properties, and tenants. This software also allows owners to login and review information about their properties, documents, submit a support ticket, and generate reports (rent rolls, delinquent tenants, financial statements and more). Tenants can also login and view their payments and charges, submit a support ticket, review documents and view our directory of important numbers.

Insurance Rates

In some cases we can offer you a better rate through our insurance provider.

Customer Care & Feedback

Harrity Real Estate Services strives to offer the highest quality service possible. In order to keep moving forward, we periodically conduct surveys with both our tenants and owners. We use the suggestions we get to improve our services as well as introduce new services as they are needed.

Reports

We offer a wide variety of reports by the property or by the portfolio. Property owners can login to our property management system and generate reports at any time. If you would like to see some sample reports, just ask us.

Full Service Accounting Package

Add on our accounting package and let us take care of everything. Our full service accounting package offers payment of all accounts (e.g. power bills, fuel bills, etc).We collect your rent on the first of each month, deduct your bills and property expenses and remit your net income at the end of each month.

You will receive a monthly income and expense statement, as well as quarterly and annual reports.
